Step 4: Lease Negotiation and Sublease Clause Insertion

What to negotiate beyond the subletting permission:

• Rent amount: Aim for 60–70% of the comparable long-term market rate. Your STR revenue should cover rent at 50% occupancy.
• Lease term: 12 months minimum. Longer is better — gives you time to recover furnishing investment.
• Rent review clause: No rent increase within the first 12 months. Option for 5–10% cap in year 2.
• Maintenance responsibilities: Define clearly what the landlord maintains (structure, major appliances) vs. you (daily wear and tear, minor repairs below PKR 5,000–8,000).
• Exit clause: 30–60 days notice by either party. Your right to recover your furnishing deposit within 7 days of departure.

Step 5: Furnishing and Photography on a Budget

Budget furnishing sequence (1BR, PKR 200,000–300,000 total):

1. Bed + premium mattress + hotel-quality linens: PKR 60,000–90,000
2. Sofa + coffee table + rug: PKR 35,000–55,000
3. Kitchen set (crockery, kettle, microwave, basic cooking): PKR 25,000–40,000
4. Bathroom supplies + towel set: PKR 10,000–15,000
5. Lighting upgrades (floor lamp + warm bulbs): PKR 8,000–12,000
6. Decor + wall art + plants: PKR 6,000–10,000
7. Professional photography: PKR 8,000–12,000
8. Smart TV (32"–40"): PKR 25,000–40,000

Step 6: Listing Setup, Launch, and First Booking Checklist
