Steps 1–3: Market Research, Finding Properties, and the Landlord Pitch

Steps 1–3: Market Research, Finding Properties, and the Landlord Pitch

Step 1: Market Research and Demand Analysis

Before approaching a single landlord, you must validate that the market can support your operation.

  1. Identify your target area — Choose a 2–3km radius around a demand generator (airport, business district, university, tourist attraction)
  2. Research comparable listings: Find 10 similar properties on BookKaaro and Airbnb. Record: nightly rate, average occupancy (estimated from calendar), rating, and amenities.
  3. Calculate the revenue potential: Average nightly rate × estimated occupancy nights/month = gross revenue estimate
  4. Check the long-term rental market: What would the same property rent for per month? If gross STR revenue is less than 2x the long-term rent, the arbitrage spread is too thin.
  5. Validate demand drivers: Are there events, businesses, or institutions that reliably generate visitor demand year-round?

Step 2: Finding Landlord-Friendly Listings

Your search criteria checklist:

  • ☐ Furnished or semi-furnished (reduces your startup cost)
  • ☐ Listed for 30+ days (motivated landlord)
  • ☐ Central location within your target area
  • ☐ Separate utilities meter (your own electricity and gas account)
  • ☐ Building with generator backup (essential for Pakistani summer)
  • ☐ No explicit "no subletting" clause in any advertised terms

Search channels to run simultaneously: Zameen.com, OLX, local Facebook property groups, property agents, and personal network connections.

Step 3: The Landlord Pitch — Script and Objection Handling

Opening statement (phone/WhatsApp initial contact):

"Assalam o alaikum. I saw your apartment listed at [address]. I'm looking for a furnished flat for professional accommodation. I can offer you a 12-month lease with advance payment. Would you have time for a brief meeting?"

In the meeting — the 3-part pitch:

  1. "I run a professional short-stay accommodation business on registered platforms. Your property would be used for verified, identity-confirmed guests — similar to a serviced apartment."
  2. "I offer guaranteed monthly payment plus an advance deposit. I will cover all operating costs. The property will be professionally managed and cleaned after every stay."
  3. "I'd like to add a subletting clause to the standard lease confirming this arrangement. This protects both of us legally."
💡 Rejection Recovery: If the landlord says no, ask: "Is there any arrangement that would make this work for you?" Most objections are about risk, not principle. An advance rent offer, a damage guarantee, or a reduced initial term often converts a "no" to "let's try."
