Property Investment Terminology — Complete Reference

Rental Yield

Definition: The annual income generated by a property expressed as a percentage of its market value. Used to compare the income-generating efficiency of different properties.

Two types:

  • Gross Rental Yield: Annual Rent ÷ Property Value × 100. Simpler but ignores costs.
  • Net Rental Yield: (Annual Rent − Annual Costs) ÷ Property Value × 100. More accurate and useful.

Pakistani example:

  • Property value: PKR 1,20,00,000 (PKR 1.2 crore)
  • Annual traditional rental income: PKR 840,000 (PKR 70,000/month)
  • Gross yield: 840,000 ÷ 1,20,00,000 × 100 = 7%
  • With STR income of PKR 1,440,000 annually: 12% gross yield

Good numbers: Residential rental yield in Pakistani cities averages 4–8%. STR-operated properties can achieve 10–18% gross yield in prime locations.

ROI — Return on Investment

Definition: The total financial return on an investment expressed as a percentage of the amount invested. In property, it measures how effectively your capital is working.

Formula: (Net Annual Profit ÷ Total Investment) × 100

Arbitrage example:

  • Total startup investment: PKR 350,000
  • Annual net profit: PKR 480,000 (PKR 40,000/month)
  • ROI: 480,000 ÷ 350,000 × 100 = 137% in Year 1

Why it matters: ROI enables you to compare investments. Is the PKR 350,000 better invested in this arbitrage deal or in a fixed deposit? (Fixed deposit ROI in Pakistan 2025–2026: approximately 18–22%. Strong arbitrage ROI: 80–200%+ in Year 2+.)

Capital Gain

Definition: The increase in the market value of a property over time. Unlike rental yield (which is income), capital gain is the profit you make when you sell the property for more than you paid.

Pakistani context: Property values in major Pakistani cities have historically appreciated at 10–20% annually in prime locations, though this varies significantly by area, timing, and economic conditions.

Tax implication: Capital gains from property sales are taxable in Pakistan. The rate and exemptions depend on how long you held the property. Consult your tax advisor before selling.

For STR operators: Capital gain is relevant if you own your STR property. For arbitrage operators, capital gain doesn't apply — but understanding it helps when advising property-owning clients about their total return.

Lease vs. Sublease

Lease: A formal agreement between a property owner (lessor) and a tenant (lessee) granting the tenant the right to occupy the property for a defined period in exchange for regular rent payments. In Pakistan, residential leases are typically 6–24 months.

Sublease (Sublet): An agreement where the original tenant (lessee) rents all or part of the leased property to a third party (sublessee). In arbitrage, this is the core business model — you hold the lease and sublet nightly to short-stay guests.

Key legal point: Subleasing is only lawful when explicitly permitted in the original lease. An unauthorised sublease can result in immediate lease termination. Always get written permission before operating an arbitrage business.

Arbitrage (Real Estate Context)

Definition: The practice of capitalising on a price difference between two markets. In real estate, rental arbitrage means paying long-term lease rates (lower) for a property and earning short-term rental rates (higher) from the same property.

The spread: In Pakistan, the typical STR revenue potential is 2–4x the long-term rental cost of the same property. This spread is the arbitrage opportunity. As the STR market matures, this spread may compress — which is why early movers have the advantage.

Portfolio (Property Context)

Definition: A collection of properties under the management or ownership of one individual or company. In STR context, building a portfolio means expanding from one property to multiple — either owned, co-hosted, or arbitraged.

Portfolio thinking: Single-property operators are vulnerable to any disruption (maintenance, bad review, seasonal dip) in one property. Portfolio operators have diversification — a weak month on Property 2 is offset by a strong month on Property 4.

Building a Pakistani STR portfolio:

  • Start with 1 property — build systems and reviews
  • Add 2nd property at month 6–12
  • Add 3rd–5th properties at months 12–24
  • Hire first operations team member at 4–5 properties
  • Target 8–10 properties for a sustainable full-time business income
