CO-HOSTING SERVICES AGREEMENT

PARTIES

Property Owner (Principal): ________________________, CNIC No. ________________________, residing at ________________________.

Co-Host (Manager): ________________________, CNIC No. ________________________, residing at ________________________.

Collectively referred to as "the Parties."

PROPERTY

The subject property is: ________________________ (full address), hereinafter referred to as "the Property." The Property is managed exclusively by the Co-Host for short-term rental purposes during the term of this Agreement.

1. SCOPE OF CO-HOST SERVICES

The Co-Host agrees to provide the following services:

Listing management on BookKaaro, Airbnb, and any agreed platforms
Guest communication and inquiry response (target: within 1 hour during business hours)
Check-in and check-out coordination
Cleaning coordination (Co-Host [manages / performs] cleaning)
Dynamic pricing management within ranges approved by the Owner
Maintenance coordination for issues below PKR ________ without prior Owner approval
Monthly revenue reporting to the Owner by the 5th of each month

2. REVENUE SHARING AND PAYMENT TERMS

The Co-Host shall be entitled to ________% of [gross / net] booking revenue received through all platforms. "Gross revenue" means the total booking amount received before platform fees. "Net revenue" means gross revenue after platform fees and pre-agreed expense deductions.

3. EXPENSE MANAGEMENT

The Co-Host may incur operational expenses on behalf of the Property without prior Owner approval up to PKR ________ per incident. Expenses above this threshold require Owner approval via WhatsApp or email before incurrence. All expenses shall be documented with receipts and included in the monthly report.

4. LISTING OWNERSHIP AND INTELLECTUAL PROPERTY

All platform listings related to the Property shall be maintained in the Owner's account. In the event that any listing is currently or subsequently created in the Co-Host's account, the Co-Host agrees to transfer such listing to the Owner's account within 7 days of written request, regardless of the reason for the request.

5. TERMINATION

Either Party may terminate this Agreement by providing ________ days' written notice via WhatsApp or email. During the notice period, the Co-Host shall continue to manage all confirmed bookings professionally. Revenue for bookings occurring after the termination date shall be handled as follows: ________________________. Security deposits held for advance bookings shall be managed as follows: ________________________.

6. LIABILITY AND INSURANCE

The Co-Host maintains a security deposit from each guest booking and shall promptly document and submit damage claims through the relevant platform within the platform's required claim window. The Owner is responsible for maintaining property insurance. The Co-Host is responsible for obtaining professional indemnity insurance for their management activities (recommended; not mandatory under this agreement).

7. DISPUTE RESOLUTION

In the event of a dispute, the Parties shall first attempt resolution through direct discussion within 14 days of the dispute being raised in writing. If unresolved, the Parties agree to seek mediation by a mutually agreed mediator. As a final resort, disputes shall be resolved in civil court in ________ (city), Pakistan.

8. CONFIDENTIALITY

Both Parties agree to maintain confidentiality regarding revenue figures, financial arrangements, and any proprietary operational information. Neither Party shall disclose these terms to third parties without prior written consent.
