Platform Terms — Complete Reference Guide
Superhost (Airbnb) / Plus Host (BookKaaro)
What it is: A performance status awarded by platforms to hosts who consistently deliver exceptional guest experiences. On Airbnb, Superhost status is assessed quarterly. BookKaaro has its own equivalent tier programme.
Airbnb Superhost Criteria (current):
- Minimum 10 stays per year (or 3 stays totalling at least 100 nights)
- 4.8+ overall rating
- 90%+ response rate within 24 hours
- Less than 1% cancellation rate
Benefits: Priority search placement, a Superhost badge visible to all guests, access to exclusive support, and significantly higher booking conversion rates. Studies show Superhost listings earn 20–30% more than equivalent non-Superhost listings.
Pakistani context: Superhost status is achievable with 1–2 properties in your first year if you focus on response time, quality, and consistent reviews.
Instant Book
What it is: A booking setting that allows guests to book your property immediately without sending a request for your approval first. The booking is automatically confirmed.
When to enable it: Enable Instant Book for guests who meet your criteria (verified ID, positive review history). This setting dramatically improves your search ranking and increases conversion rates.
Risks: You cannot review a guest before their booking is confirmed. You can still set guest requirements (verified ID, good reviews required) to filter unsuitable guests automatically.
Recommendation: Enable Instant Book from day one — the ranking and conversion benefits far outweigh the minimal additional risk for verified, reviewed guests.
Payout Schedule
What it is: The schedule on which platforms transfer your earnings to your bank account after a guest checks in.
Airbnb payout timing: 24 hours after the guest's scheduled check-in time. Funds typically arrive within 1–7 business days depending on your payout method.
Booking.com payout timing: Varies by property setup. Virtual credit card (VCC) payments are charged on check-in. Direct bank payouts are typically monthly or bi-monthly.
BookKaaro payout: Follow BookKaaro's current payout schedule as published in your host dashboard — settings and timelines may be updated. Always check your host account for the current schedule.
Important: Never rely on STR income for expenses due the same week a guest checks in — platform processing can add 3–5 business days beyond the expected date.
Damage Deposit
What it is: An amount set by the host that guests are informed of before booking, to cover potential property damage. The deposit is not always collected upfront — in many cases it's a pre-authorisation or covered by platform protection policies.
How to set it on BookKaaro/Airbnb: Set a damage deposit in your listing settings. On Airbnb, AirCover provides additional damage protection beyond your security deposit for eligible claims.
Dispute process: If a guest causes damage, document it immediately with timestamped photos. Submit your damage claim through the platform within the platform's required timeframe (typically 24–72 hours). The platform mediates the resolution.
Recommended deposit levels (Pakistani properties):
- 1BR apartment: PKR 5,000–10,000
- 2–3BR apartment: PKR 10,000–20,000
- Villa/large property: PKR 25,000–50,000
Listing Rank
What it is: Your property's position in search results when guests search for accommodation in your area. Higher rank = more views = more bookings.
Factors that determine your search position:
- Review score (higher rating = higher rank)
- Response rate and speed (faster responses rank higher)
- Booking conversion rate (the % of views that become bookings)
- Price competitiveness vs. comparable listings
- Listing completeness (all amenity tags, full descriptions, 20+ photos)
- Instant Book status
- Cancellation rate (fewer cancellations = higher rank)
- Recency of bookings (active listings rank higher than inactive ones)
Guest Review Algorithm
What it is: The system platforms use to calculate your overall rating from individual guest reviews, which then influences your search ranking.
How star ratings work: Guests typically rate across 6 categories: Cleanliness, Accuracy, Check-in, Communication, Location, and Value. Each category score contributes to the overall rating. Platforms weigh recent reviews more heavily than older ones — so improving quality today has a faster impact than it might seem.
The review recency effect: A property with 100 reviews averaging 4.5 but with its last 10 averaging 4.9 will typically rank above a property with 50 reviews all averaging 4.7. Consistent recent improvement matters enormously.
